It doesn't do anything crazy different to separate itself from other horrors but compared to many of the violent, jumpy, generic horror movies of today, The Innkeepers benefits from a very slow build that helps make the scary moments that more tense & terrifying.
The characters and acting are also very genuine. It could have had a few more scares, but the atmosphere is very intense & the inn is a character itself.
