Arthur and his 2 children Kathy and Bobby, inherit his Uncle Cyrus's estate: a glass house that serves as a holding cell to 12 ghosts. When the family, accompanied by Bobby's Nanny and a greedy litigator, enter the house they find themselves trapped inside an evil machine "designed by the devil and powered by the dead" to open the ocularis infernum (the eye of hell).
There is an eye in hell that sees everything, the past, present and future. whoever controls the eye would be the most powerful person in the world. Cyrus wants to become this person as explained by Kalina in the movie.
Aided by Dennis, a ghost hunter, and his rival Kalina, a ghost rights activist out to set the ghosts free, the cadre must do what they can to escape the house alive. Kalina is in cahoots with Cyrus and Cyrus fakes his own death in order to get his relatives in the house.
They are a part of the design to make the machine work. Arthur is the 13th ghost & Cyrus wants Arthur to sacrifice himself to save his children thus completing the ritual needed to give him his ultimate power.
The 13th ghost has to be created out of an act of true love. Cyrus has Kalina killed near the end because he doesn't need her and Dennis sacrifices himself to save Arthur & his children. At the very end Arthur & his children see the spirit of their mother, she says I love you guys, then she disappears.
The end is touching and you don't see a moment like that in many horror thrillers.
