This movie is not good. In this 'bad neighbor' scenario, we actually are forced to watch Seth Rogen and Rose Byrne act out the whole movie as the immature bad neighbors who can't be actual adults but ruin the lives of normal, reasonable college students.
It's not funny, and not fun to watch.
