A surprisingly effective horror film with a creepy tone, a unique approach, and a healthy amount of genuine scares. If it has a fault, it's that it moves a bit too slow too frequently, often mistaking the building of tension for just dull and slow moving sequences without any tension.
More often than not though, the deliberate pace works, building up a creepy mood and a feeling of genuine uncertainty. You never really know when things are going to hit the fan, and then when they do, they hit hard.
The film actually managed to illicit a scream from me on a few occasions, and the unsettling mood escalates to levels that are downright disturbing by the end. The found footage approach is done a bit differently (not so much "found" footage, more that real-life cameras are the lens we view the movie through), and the performances feel genuine and realistic.
It would have benefited from some cuts to the slower scenes, but overall it's a truly great horror flick..
