Part psychological, part horror , and folklore specifically urban legends though the combination of the three sounds good the execution of these ideas is ok at best. the main villain is very creepy that I agree.
No one will know if helen was insane at the end or not, or maybe yes thats one of the questions that this movie leaves to be answered.
