When you start watching this film, you think it's going to be another formulaic 90's thriller (a la Cape Fear, Pacific Heights etc) about nice people next door turning out to be nasty. Hey - nothing wrong with that; those thrillers are great entertainment.
Mounting tension and an ending that really takes you by surprise make this one definitely worth a watch.
