Unique in the fact that this ghost story really focuses on a single person instead of a few people or a family, even if the traits of the character (skeptic, drinker, lost a loved one) are very familiar to the haunted house (hotel room) genre.
It has very few big scares that one is usually expecting in a big budget horror movie, but from 30 minutes on the movie is comprised of constant small ones, being more subtly spooky than overtly terrifying, maintaining a perpetual sense of unease.
