Not bad, combined a lot of elements from previous horror films (Most notable Texas Chainsaw Massacre). It is certainly not brilliant, but as far as horror films are concerned it's quite good. You end up hating the antagonists and for doing so get justly rewarded near the end.
However, they should have killed the psycho woman sooner when she was knocked unconscious.
