Palpable tension and paranoia are what keeps the scares coming rather than jump scares and gore. It's a creative take on the haunted house genre, and, even though I watched it in broad daylight, it still scared the crap out of me.
I loved this dark and paranoid masterwork. This movie is sorely unappreciated.
